  • Prepare a deed for registration: To start the registration process, developers and homebuyers need to create a deed for the e-registration of property. After approval of the template for the agreement, developers can proceed with the transactions.
    The service to prepare the deed is available online on the official website of the Department of Registration and Stamps.     

  • Estimate the registration charges and stamp duty: The registration charges and stamp duty vary from region to region. To compute the charges, the buyer must choose the sub-registrar’s office in whose jurisdiction the property is purchased and fill in all the required details. 
  • Obtain a stamp paper and pay the fee: The buyer will also need an e-stamp paper of the amount calculated for the registration charges and stamp duty. The website allows one to pay the fee for registration to the Government of Maharashtra online, making the process hassle-free. After completing the payment, save the receipt for future communication.  
  • Schedule an appointment at the sub-registrar’s office in Maharashtra: Visit the IGR Maharashtra portal. Pick the sub-registrar’s office in whose jurisdiction the purchased property is located. A list of property registration documents will appear. These are required to complete the registration. If the mentioned documents are ready, proceed with the steps ensuing to book an appointment slot. The appointment details will be sent to the registered mobile number and email address.   
  • Visit the sub-registrar’s office for registration: On the appointment date, visit the SRO with the mentioned documents. After verification of the documents and completion of the process, collect the registration receipt.  
    The registered deed will be available online in a few days. It can be checked by the seller and the buyer on the official website after logging in using the registered mobile number and password.

  • Two passport-sized photographs of the buyer and seller 
  • Aadhaar Card or other Proof of Identity for the parties involved

  • Property registers card copy 
  • Verified sale deed copy 
  • A copy of the municipal tax bill 
  • Construction completion certificate 
  • NOC (No Objection Certificate) 
  • Payment receipt of registration fee and stamp duty charges
